The community is Florentine-themed — stucco exteriors, ornate doorways, lamp-lit boulevards — continuing the Crown Asia lineage of Citta Italia, Vita Toscana, and Ponticelli. It is 166 lots across 5.3 hectares, with VistaMall Silang one minute away.

As of the May 2026 pricelist, the available release is Block 7 (28 lots, mostly Sapphire and Francesco) and Block 10 (9 lots, including Murano). The full development is 166 lots, so future blocks will release at later pricing. Lladro units sit in Block 11, which is not yet in the active pricelist — confirm availability with me before planning around that model.

Serenza is priced from approximately ₱16M (Sapphire) to ₱33M (largest Lladro lots). Reservation fee is ₱100,000 for Sapphire, Francesco, and Murano lots (₱200,000 for Lladro), non-refundable and non-transferable. Payment options include: spot cash (20% discount, full payment within 30 days); spot down payment tiers of 30%, 20%, or 10% with corresponding 10%, 7%, and 5% discounts plus the balance through bank financing; or a straight 15% down payment over 24 months with 85% bank financing. The bank rate is 7.5% in the first year, and in-house financing applies if a bank loan is not approved. The smallest Sapphire straight-DP figure is roughly ₱97,870 per month. For buyers with stable employment income or OFW remittance, bank financing at the 7.5% first-year rate is straightforward at this price point.

Crown Asia (Vista Land) has a consistent delivery record across its Metro South communities — Citta Italia, Vita Toscana, and Ponticelli are all completed and occupied. Construction timelines can still shift, so budget for a 3 to 4 year horizon.
