What Is Villar City?
Villar City is the flagship masterplan project of Vista Land & Lifescapes — the parent company of Crown Asia and Brittany Corporation. It sits along Daang Hari in Dasmariñas, Cavite, and was designed from the ground up as a complete city: residential neighborhoods, a university town, a CBD, a sports complex, retail, and civic infrastructure on 3,500 hectares of land.
Unlike a typical subdivision or condominium development, Villar City is structured around permanent institutional anchors. The University Town (UTown) district houses the UP campus and Crown Asia residential communities. The CBD District contains the Villar City Stadium (under construction) and Brittany's ultra-premium estate enclaves. The Orchard Golf Course (in design by Curley-Wagner Golf Design) is planned as a world-class tournament-grade course.
As of May 2026, Villar City is in the expansion phase of its development cycle — past the early land-assembly stage, with multiple institutional anchors confirmed and construction visible across the corridor. The commercial ecosystem (retail, services, transport density) is the next phase to arrive.

University Town (UTown)
Primary residential cluster · Crown Asia projects
The most active residential zone in Villar City. University Town is anchored by the UP campus — the single largest institutional commitment in the masterplan — and houses the majority of Crown Asia's preselling communities. This is where the condo towers, townhouse communities, and mid-scale lot-and-house projects are concentrated. Buyers here are primarily families, OFWs, and end-users targeting the 2026–2031 turnover window.
CBD District 1
Commercial and civic core · Brittany ultra-premium estates
The institutional and commercial heart of Villar City. The Villar City Stadium (under active construction, 30,000 sqm sports complex), the planned Orchard Golf Course, and future office towers are all anchored in this district. Brittany Corporation's two most exclusive residential enclaves — Forresta (₱256M estate lots) and Elara — sit within or adjacent to this zone. Buyers here are ultra-high-net-worth families acquiring legacy estate addresses, not yield-driven investors.

SOMO is Villar City's operational lifestyle retail destination — already drawing weekend traffic from across the corridor. How to Get to Villar City from Metro Manila
Villar City sits along Daang Hari Road in Dasmariñas, Cavite. The primary expressway access points are:
MCX → Daang Hari
Muntinlupa-Cavite Expressway exits directly to the Daang Hari corridor
30–40 min from Muntinlupa
CALAX → Daang Hari
Cavite-Laguna Expressway connects NLEX/SLEX with the southern corridor
35–45 min from Makati/BGC
Daang Hari direct
Surface road option during off-peak hours — longer but useful for local reference
45–60 min from Alabang (no expressway)
The Villar Avenue 10-lane corridor arterial — connecting MCX to CALAX — is part of the internal road infrastructure being developed within the masterplan. As this road system matures, cross-corridor travel time within Villar City itself decreases significantly.
Travel times are estimates based on normal traffic. Add 15–20 minutes during peak hours on Daang Hari. Weekend traffic to Evia/SOMO adds congestion at specific intersections — factor this into site visit planning.
The Market Argument
Why Buyers Are Entering Villar City Right Now
Villar City is currently in the transition between the early-development phase and the expansion phase of a master-planned city cycle. The characteristics of this moment:
Institutional anchors are confirmed, not theoretical
The UP campus is under construction. The Villar City Stadium is actively being built. The golf course is in design. These are funded commitments — not proposals on a marketing brochure. Once an institution of this scale begins vertical construction, it does not reverse.
The infrastructure is ahead of the commercial density
Road arteries, utilities, and residential communities are already in place. The retail, services, and transport density that typically follows institutional anchors are the next layer to arrive. Buyers who enter before that layer land are positioned ahead of the pricing inflection.
Preselling prices have not caught up to infrastructure progress
In most master-planned cities, the gap between preselling price and completion price widens as construction evidence accumulates. The progression from land-only to foundation to structure to fit-out changes the buyer's risk profile — and typically the price. Current preselling prices still reflect earlier-phase risk.
The buyer profile for this corridor is shifting
Villar City is no longer only discussed by Cavite-area buyers. Metro Manila professionals with access to MCX/CALAX are treating it as a 35-minute commute with fundamentally different land economics. When the buyer pool expands, absorption accelerates.
What a Broker Should Tell You
What to Be Realistic About
This is a preselling market — all turnovers are in the future
Every active project in Villar City today is preselling. Earliest turnover is Pontello at 2029. Novus Prime is 2031. You are buying based on the masterplan's trajectory, the developer's track record, and your assessment of the corridor — not a finished product you can inspect today.
Travel time depends on which expressway you use
If you live in Quezon City, Ortigas, or north of the river — Villar City is not 35 minutes from you. MCX/CALAX access times apply from Alabang, Muntinlupa, and BGC. Don't let a site visit time (during low-traffic hours) set your daily commute expectations.
PAG-IBIG is not accepted — by any project here
Crown Asia and Brittany do not accept PAG-IBIG for any project — including PAG-IBIG OFW. All projects on this page require bank financing for the balance at turnover. If your financing plan depends on PAG-IBIG, confirm with your broker before reserving.
Brittany projects are not interchangeable with Crown Asia projects
They share the same parent company (Vista Land) but target different buyer profiles. Crown Asia = end-users, OFWs, first-time investors. Brittany = premium lifestyle buyers and ultra-high-net-worth families. Comparing Novus Prime to Forresta on price-per-sqm alone misses the point entirely.
Resale liquidity in preselling takes time to develop
The secondary market for preselling units becomes more active once a project is near turnover and the surrounding development is visible. If you need to exit within 24 months of reservation, your options will be limited. Plan for a 5–10 year hold horizon unless you have a specific pre-selling flip strategy.

My view on Villar City as of May 2026: the corridor is real. The institutional commitments are visible and funded. The pricing still reflects earlier-phase risk, though it has increased over the past 24 months as construction evidence has accumulated.
The buyers who will look back on this window favorably are the ones who bought before the Villar City Stadium opens, before the golf course is finished, and before the UP campus is fully operational. Those are the catalysts that shift the corridor from "expansion phase" to "activation phase" — and when that shift happens, the preselling window closes.
That said: I will not oversell this. These are preselling assets in a corridor that is not yet mature. If you need a house to live in today, the right projects are the ones with 2029 turnover dates — not 2031. If you are an investor, your hold horizon should be at least 5 years. If you are buying Forresta, you are making a generational land decision, not a yield decision.
