Before You Reserve: Three Things to Confirm

Get a full computation, not just the TCP

The Total Contract Price is only one number. What you need before reserving is the full payment structure: reservation fee, monthly equity amount, number of months, balance at turnover, estimated bank amortization, and transfer fees at turnover. All of these are deterministic — I can give you the exact figures before you commit to anything.

Confirm unit and lot availability

Specific units, lots, and floors can be reserved by another buyer between the time you discuss and the time you pay. Do not finalize your decision on a specific unit without confirming it is still available. This is especially true for corner lots, higher floors, and amenity-facing positions.

Confirm your financing route

Reserving locks you into a payment structure. Before you sign, know how you will pay: in-house equity plus bank loan at turnover, or spot cash. Crown Asia does not accept PAG-IBIG — the balance at turnover is funded exclusively via bank financing. Confirm your bank pre-qualification plan with your broker before — not after — reservation.

All buyers

  • Two (2) valid government-issued IDs — photocopy both sides
  • TIN number (or BIR Form 1902 if applying for a TIN)
  • Proof of billing for current address (utility bill, credit card statement)
  • Accomplished buyer information form — provided by the developer
  • Signed Reservation Agreement — provided by the developer
  • Reservation fee — check, manager's check, or bank transfer

If married (add these)

  • PSA-issued marriage certificate
  • Spouse's two valid government-issued IDs
  • Spouse's TIN number
  • Spouse's signature on the Reservation Agreement

If OFW (add these)

  • Special Power of Attorney (SPA) — notarized and apostilled or consulate-authenticated
  • Attorney-in-fact's two valid IDs
  • OEC (Overseas Employment Certificate) or employment contract
  • Proof of remittance income or employment

Reservation Fees by Project

The reservation fee secures your chosen unit or lot. It is applied toward your Total Contract Price — it is not an additional fee on top of the TCP. All reservation fees listed here are non-refundable.

Fees are verified against current developer pricelists. Confirm exact fee with your broker at the time of reservation — amounts may be updated without notice.

Step-by-Step: From Selection to Contract to Sell

Choose your unit and get a computation

Before reservation

Select your project, unit type, lot number, or floor. Your broker sends you the full payment computation: TCP, reservation fee, monthly equity amount and schedule, balance at turnover, estimated bank amortization, and transfer fees. Review this carefully — once you reserve, you are committing to this structure.

Prepare your documents

1–3 days before

Gather the documents listed above. Photocopy your IDs. If married, collect your spouse's documents too. If OFW, your attorney-in-fact handles the in-person steps — ensure the SPA is ready and authenticated before proceeding.

Pay the reservation fee

Day of reservation

Pay via manager's check, cashier's check, or bank transfer to the developer's account. Personal checks are not accepted for reservation fees. Your broker provides the correct payee name and account details. Keep the receipt — it is your proof of reservation.

Sign the Reservation Agreement

Day of reservation

The Reservation Agreement is a short document that records the unit, the buyer's details, the reservation fee paid, and the payment structure you agreed to. It is not the full contract — that comes later. For married buyers, both spouses sign. For OFWs, the attorney-in-fact signs on the buyer's behalf.

Submit complete buyer documents

Within 7–14 days

After the reservation fee is paid, you submit your full buyer requirements to the developer. These are processed to prepare your Contract to Sell. Incomplete submissions delay this step — submit everything at once rather than in batches.

Receive your Contract to Sell (CTS)

30–60 days after reservation

Crown Asia processes and issues the Contract to Sell — the legally binding document that spells out the full terms of your purchase: unit details, TCP, payment schedule, penalty clauses, and both parties' obligations. Review it carefully. This is the document that protects your rights as a buyer. Keep the original.

Begin monthly equity payments

Per your payment schedule

Monthly equity payments begin on the schedule in your CTS — typically one month after reservation or on a fixed monthly due date. Pay on time. Most developers have a 30-day grace period before late payment charges apply. Set up post-dated checks or auto-debit if possible.

Common Questions

After Reservation — What If...

What if I want to cancel after reserving?

The reservation fee is non-refundable. If you cancel before the Contract to Sell is issued, you lose the reservation fee. If you cancel after CTS signing, the cancellation is governed by the terms in your CTS — which typically involves forfeiture of equity payments already made beyond a minimum retention amount. Read your CTS cancellation clause carefully before signing.

Can I transfer my reservation to another person?

Assignment or substitution of buyer is possible but requires developer approval and involves documentation and processing fees. It is not guaranteed — Crown Asia evaluates each request. If you anticipate needing to transfer, discuss this with your broker before reserving. Do not assume it is automatic.

What if I miss a monthly equity payment?

Most Crown Asia preselling contracts include a grace period of 30 days before late charges apply. After that, interest penalties are charged on the overdue amount. Extended non-payment — typically 3 consecutive months — can trigger a demand letter and ultimately a contract rescission. If you are facing cash flow issues, contact your broker immediately — some developers accommodate restructuring before escalation.

When does my bank loan application open?

For preselling projects, bank loan applications typically open 3–6 months before the target turnover date. The bank appraises the near-complete unit and processes the loan against the remaining balance. Start preparing your bank documents — payslips, employment records, bank statements — well in advance. For RFO properties, the loan application starts immediately.

What is the Contract to Sell and why does it matter?

The Contract to Sell (CTS) is your legal protection as a buyer. It records the full terms of your purchase, including the developer's obligation to deliver the unit and your obligation to complete payment. Under the Maceda Law (Republic Act 6552), buyers of real estate on installment have specific rights — including the right to a refund of a portion of equity paid if you cancel after two years of payments. Your CTS must be in your possession. If you do not receive it within 60 days of reservation, follow up with your broker.

Broker Notes

The most common problem I see at the reservation stage is buyers who commit before they fully understand what they are committing to. The reservation fee feels small relative to the TCP — and that is partly why people sign without fully reading the computation. Then the first monthly equity arrives and it is larger than expected, or the turnover date is further than they thought, or they realize PAG-IBIG was not eligible for their chosen project.

Reservation should happen after you have reviewed the full computation, confirmed unit availability, and decided on your financing route — not before. Fifteen minutes of preparation prevents months of regret.
